Application and Leasing

View our Floor Plans page, choose your layout, then click on “Lease Now” to select your move-in date and desired lease terms. You’ll be asked to register to continue through our secure application process. It’s quick, clear, and easy to complete from start to finish.

After you apply, you’ll receive a secure link from Snappt, our trusted third-party verification partner. Through that link, you can upload a color copy of your government-issued ID, along with proof of income: either your two most recent pay stubs or three months of bank statements. If you have an offer letter instead, feel free to email it to info@livethe1846.com. We may still request pay stubs or bank statements to complete the process.

To qualify for an apartment at 1846 Luxury Living, your monthly income should be at least 2.5 times the market rent.

We have flexible lease terms ranging from 3 to 15 months, depending on availability.

For the comfort and privacy of all residents, subleasing is not permitted at 1846 Luxury Living.

Yes, we do require renters’ insurance to help maintain a secure and protected living environment for all residents.

About 75 days before your lease ends, you’ll receive a renewal offer from our team. From there, just log in to your Residents Portal to review your options and complete the renewal online.

1846 Luxury Living does not currently offer affordable housing programs. We encourage you to reach out to our leasing team if you have questions about availability or pricing.

Move-In and Move-Out Support

Yes, a $50 application fee is required per adult, and a $150 administrative fee is required at move-in. Security deposits vary by apartment size: $150 for a one-bedroom, $250 for a two-bedroom, and $350 for a three-bedroom. If your move-in date falls within 10 days of the upcoming month, you’ll need to pay both the prorated rent and the following month’s rent to receive your keys.

Absolutely. Our welcoming leasing staff and on-site concierge are here to assist you throughout the move-in process. From answering questions to helping you get settled, we’ll make sure you feel at home from day one.

You’re welcome to make your space feel like home with personal décor, but we kindly ask that you avoid major modifications. If you have questions about specific changes, just check in with the leasing team. We’re happy to help.

If your plans change and you need to break your lease, a 60-day notice is required. You’ll be responsible for rent during that time, plus repayment of any move-in concessions. You’ll also need to pay an early termination fee, which is due within 7 days of submitting your notice.

We ask that you give us at least 60 days' notice before moving out.

To help ensure a smooth move-out process, we recommend scheduling a walk-through with our management team. On your move-out day, please be sure to return all apartment and rentable item keys, and provide your forwarding address so we can issue your Final Account Statement.

Security deposit refunds are typically processed within 30 business days.

Fees and Payments

Deposits are based on your apartment size: $150 for a one-bedroom, $250 for a two-bedroom, and $350 for a three-bedroom. The deposit is due when you complete your application.

Utilities are not included in the rent. You’ll set up your own electricity, and we offer bulk TV and internet service through Spectrum. While it’s not part of base rent, the charge appears on your monthly statement and is paid along with your rent.

We provide internet service through Spectrum as part of our community’s bulk service package.

We encourage residents to pay rent through Loft, our online Residents Portal, where you can use an e-check or credit card. We also accept checks and money orders in the leasing office if you prefer to pay in person.

Yes, there is a $50 monthly Resident Services Fee in addition to rent, which covers valet trash service, pest control, concierge services, and access to the community coffee machine, all in place to support a thoughtful and comfortable living experience.

Parking

Yes, on-site parking is available. At 1846 Luxury Living, residents enjoy free surface-level parking, with the option to rent a detached or attached garage for an additional monthly fee.

Guests are always welcome, as long as they follow community guidelines. There may be a time limit for guests to be able to stay with you, so please review your contract or contact the leasing office for specifics. If no timeframe is specified in your lease, the limit is 2 days per week.

We currently do not have EV charging stations available on-site.

Maintenance and Requests

You can submit maintenance requests directly through the leasing office. Every request is important to us, and our team works promptly to address issues throughout the community.

Our team is committed to responding to maintenance requests promptly. Emergency issues are usually resolved within 24 hours, and standard requests are typically addressed within 24 to 72 hours, depending on the need.

Pets

Yes! 1846 Luxury Living is a pet-friendly community. We welcome up to two pets per apartment. Just make sure they’re officially added to your lease, as guest pets are not permitted.

Yes, we require a $20 monthly pet fee. Please note that guest pets aren’t allowed, and a $100 fine may apply if this policy isn’t followed.

We welcome up to two pets per apartment, but certain breeds are restricted. These include Rottweilers, Pit Bulls, Dobermans, German Shepherds, Akitas, Chows, Huskies, American Staffordshire Terriers, Malamutes, or any dog with a prior bite history.

While we don’t offer pet-specific amenities, our apartments come with plenty of space and private outdoor patios or balconies, creating a comfortable living experience for you and your pet.

Our on-site concierge accepts all packages daily. If you’re enrolled in in-home delivery, your packages will be placed inside your apartment the same day they arrive.
